EVALUATION AND MARKETING 

We evaluate the property and perform a market analysis to determine the fair market value and accurate rental rate. We offer useful recommendation on repairs and possible improvement that is sure to maximize monthly rent. We clean, and prepare the home for rent while considering ways to optimize interior and exterior appeals. When this is done, we start marketing and meeting prospective tenants to view the property.

 TENANT MOVE IN

The tenant move-in process starts with the draw up of a leasing agreement. We ensure that the lease agreement is properly done and executed. The paperwork is tailored to the specific requirements of the property. We confirm the move-in date with the tenant and perform detailed move-in inspection with tenants. We then upload in real time to the owner portal a copy of the move in inspection so that way the owner can view and approve the move in inspection if requested.

 TIMELY RENT COLLECTION

We recognize the importance of timely rental payments and make every effort to collect rent and reduce turnover. Tenants are offered a variety of options to pay rent and are given incentives for paying on time.  It is our obligation to collect rent on time and this has been met through the introduction of seamless and efficient payment methods. When there is a delay in payment of due rent, we send out pay or quit notices and continue to follow up consistently until the rent is paid.

EVICTION

Irrespective of proper screening and selection of tenants, there are occasions when tenants that are not compliant need to be evicted. We are well informed in state and local landlord/tenant laws. If the tenant refuses to pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary to get judgment and possession of your property. We work with an attorney for legal representation in court, coordinate with law enforcement for eviction and possession of the property. If there is ever a legal question we have several attorneys that we have business affiliations with and can seek advice in the event of a legal dispute. 

 ROUTINE PROPERTY INSPECTION

We perform periodic inspections on a predefined schedule looking for any situation that needs attention. It could be repair needs or issue relating to safety hazards, code violations, lease violations etc. If your property is not occupied by a tenant, we conduct routine inspections to ensure everything is in good condition.  We ensure the safety and security of our clients property. In the event a situation is discovered, we take photographs and give updates so you can always be informed and updated on the condition of your property.

 FINANCIAL

We always want to maximize income and minimize expenses for property owners. We provide full accounting property management services with detailed documentation of expenses via receipts and invoices. We maintain all historical records of paid invoices, leases, inspection reports, warranties, etc. We also provide annual reporting, structured for tax purposes as well as required tax documents including a 1099 form. We make sure that all financial records are up to date with a detailed breakdown of income and itemized expenses. All owners will get a monthly statement emailed to them as well as able to find any and all financial information on their own private portal.

 24/7 REPAIR AND MAINTENANCE SERVICES

We provide quick responses to all repair and maintenance issues as soon as they arise. We work with trustworthy contractors and in-house maintenance crew for repairs and maintenance. We also have preventive maintenance policy to identify and deal with repair needs. Our 24-hour emergency repair hot-line for tenants is always open. We also provide recommendations for larger repairs, remodeling, and rehab projects that may save cost in the long run.

 TENANT MOVE OUT

When a tenant is due to move out, we ensure a thorough inspection of the property and we write a report on condition. If there are damages, we provide the tenant with a copy as well as estimates on damages and return the balance of the security deposit to the tenant. When the tenant finally moves out, we clean property, advice on any repairs and re-list property for rent. In some cases, there may be a need to re-key the locks before the property is put back on the market for rent.
